Mini-Split vs. Central AC: Which Is Right for Your Miami Home?

Mini-split systems have exploded in popularity in South Florida. But are they actually better than traditional central AC? The honest answer depends on your specific situation.

We get this question constantly: 'Should I get a mini-split or stick with central AC?' The short answer is: it depends on your home, your budget, and what problem you're trying to solve. Let's break it down honestly, without trying to sell you one over the other.

What Is a Mini-Split System?

A ductless mini-split consists of a small outdoor compressor unit connected to one or more indoor wall-mounted air handlers via a small conduit. Unlike central AC, there are no ducts required. Each indoor unit can be independently controlled, allowing different temperatures in different rooms (zones).

Advantages of Mini-Split Systems

  • No ductwork required — ideal for room additions, garages, older homes without ducts
  • Zone control — different temperatures in different rooms, reducing waste
  • Higher efficiency — most mini-splits are 20–30 SEER, vs 16–18 for central AC
  • Less installation disruption — no major construction required
  • Dual function — most modern mini-splits provide both cooling and heating
  • Individual room control means unoccupied rooms aren't being cooled unnecessarily

Disadvantages of Mini-Splits

  • Higher upfront cost per zone compared to central AC serving the same space
  • Wall-mounted indoor units are visible and not to everyone's aesthetic taste
  • Multiple indoor units require more maintenance touchpoints
  • Not ideal as the sole system for large open-plan homes
  • Requires professional installation for refrigerant handling

When Central AC Makes More Sense

Central AC remains the best choice for whole-home cooling in homes that already have ductwork in good condition. If you're replacing an existing central system and your ducts are sound, the cost-to-performance ratio of central AC is hard to beat. It's also aesthetically invisible — no wall units in every room.

Best of Both Worlds

Many Miami homeowners use central AC for the main living areas and add a mini-split for problem zones — the master bedroom, a garage conversion, or a home office that gets particularly hot.

Cost Comparison

A single-zone mini-split (one outdoor, one indoor unit) typically costs $2,500–$4,500 installed. A 3-ton central AC replacement runs $4,500–$7,000 installed in Miami. For whole-home cooling in a home with existing ducts, central AC provides more cooling per dollar spent. For targeted zone cooling without ducts, mini-splits win.
